7. Description of Services

Provision of lodging and rental accommodation services in connection with real estate properties managed and operated by the Company.

8. Consideration for Services (Fees and Charges)

Service fees shall be in accordance with the prices indicated for each property on the respective listing or booking page.

Ancillary Fees

  • Cleaning Fee: JPY 11,000 (tax included)
  • Additional fees such as utilities may apply for certain properties and will be disclosed in advance.

9. Methods of Payment and Timing of Payment

Accepted Payment Methods

Payment may be made by credit card, using any of the following brands:

  • Visa
  • Mastercard
  • American Express
  • Discover
  • JCB

Timing of Payment

All charges are payable in advance at the time the reservation is confirmed.

10. Timing of Service Provision

Services shall be provided from the scheduled check-in date following confirmation of the reservation and completion of advance payment.

11. Cancellation and Refund Policy

The following cancellation policy applies unless otherwise specified in the individual property listing:

  • Cancellations made 14 days or more prior to arrival: 100% refund of prepaid amounts.
  • Cancellations made 7 days or more prior to arrival: 50% refund of prepaid amounts.
  • Cancellations made less than 7 days prior to arrival: Non-refundable (100% cancellation charge).

Refunds will be processed according to the rules and timelines of the credit card company used for payment. In the event that lodging becomes impossible due to natural disasters, equipment failure, or other force majeure events, the Company will consult with the customer to determine appropriate remedial measures, including potential refunds.

12. Returns and Exchanges

Due to the nature of the services provided, returns or exchanges after service commencement are not accepted.

13. Conditions of Use

Guests are required to comply with the house rules, usage conditions, and any property-specific regulations established by the Company.

14. Additional Notes

Photographs and descriptions on listing pages are prepared with due care, but actual room conditions may vary slightly.

In the event of an emergency or unexpected situation affecting service quality or availability, the Company may take reasonable action, including alternative accommodation arrangements or refunds, as deemed necessary.
